Technical project included
The project defines layout plans, installation drawings, quantity take-offs and finish specifications. Without a project there is no detailed quote and no licence.
A complete renovation treats the home as a whole: technical project, licence management, trade coordination and turnkey execution. At REFORMAS MÁLAGA we deliver this as a single service, with our own technical direction and a written warranty at handover.
A complete renovation intervenes over the whole home: layout, installations (electrical, plumbing, HVAC) and finishes. It can include partition changes, full flooring and carpentry replacement, and modernisation of the kitchen and bathrooms.
Compared to a partial renovation, the main advantage is that structure, installations and finishes are planned and executed as a coherent whole. That lets us exploit synergies between trades and avoids the typical incompatibilities that surface when work is contracted piecemeal.
Instead of hiring an architect, a bricklayer, a plumber and an electrician separately, a complete renovation concentrates the project, execution and installations under a single interlocutor with a single contract and schedule.
Our complete renovation rests on five elements documented in our service offer.
The project defines layout plans, installation drawings, quantity take-offs and finish specifications. Without a project there is no detailed quote and no licence.
We prepare and file the prior communication or works licence with the corresponding town hall, according to the scope of works.
We coordinate every trade (bricklaying, plumbing, electrical, HVAC, carpentry and finishes) under a single technical direction.
Floors, wall tiling, paint, sanitary ware, worktops and cabinetry are selected at the start of the project and reflected in the quote.
On completion we hand over the 5-year technical warranty documentation on the executed works, as stated in our commercial material.
Masonry, electrical, plumbing, climate, carpentry and finishes share the same calendar, drawings and quality criteria throughout the project.
A complete renovation runs through chained phases with dependencies between trades. This is the typical technical path, from the first visit to the signed handover.
On-site measurement with laser rangefinder, check of load-bearing walls, state of existing installations and verification of drains and shafts. The dimensioned as-built is drawn from that survey.
Drafting of renovated layout drawings, specification memorandum and quantities by item. The quote is closed with unit prices before the contract is signed and materials are ordered.
Controlled removal of flooring, wall tiling, partitions and false ceilings, with certified rubble bags transferred to an authorised waste manager. Dockets required by the town hall are issued.
New electrical layout with main consumer unit and per-circuit differential protection, and renewed plumbing in multilayer piping with shut-off valves per room before chases are closed.
Flooring, tiling, paint, assembly of carpentry and sanitary ware, site clean-up and review against checklists. Handover of the written warranty and installation certificates.
A single interlocutor, a documented site and a home that matches the drawings signed before demolition.
Floor plans and sections of the final state matching the executed work.
Electrical, plumbing and climate installations with their own technical report.
Reference of tiles, worktops, paint and furniture used throughout the home.
One project manager from the first visit to the final punch list.
A complete renovation differs from a sum of separate interventions in its overall coordination. These are the pillars we keep under control throughout the works.
Plans, specification memorandum and quantities signed off before demolitions start, with closed per-item prices.
A single technical lead supervises trades, deadlines and quality control from setting-out to signed handover.
Prior communication or works licence filed with the town hall according to the real scope of the works.
5-year technical warranty documentation on the executed works, delivered at the end of the project.
A complete renovation has administrative and logistical implications that are worth planning before signing the contract.
Structural changes, facade impact or common-installation changes usually need a major works licence. Purely interior works without structural impact may be resolved with a prior communication.
Living in the property during a complete renovation is difficult because of noise, dust and utility cuts. Temporary accommodation for the whole works period is worth planning.
In a communal building you must respect internal rules about work hours, lift use for materials, common-area protection and prior communication to the administration.
Apart from the project itself, town halls usually require specific certificates (waste removal, installation certificates) that are managed during the works.
In Málaga and the Costa del Sol a complete home renovation is the intervention that affects nearly all of the dwelling: interior layout, partition walls, electrical wiring, plumbing, HVAC, interior and exterior joinery, floors, wall tiling, false ceilings, paint and, often, full kitchen and bathrooms. Unlike a partial renovation, the goal is not to swap isolated items but to reorder the home as a system so that installations, insulation, ventilation and finishes are brought up to date at the same time and to the same quality level.
A closed quote for a complete renovation must contain clear line items: demolitions and waste management, bricklaying, certified electrical installation (CIE or boletín), multilayer plumbing, HVAC, bespoke carpentry, horizontal and vertical finishes, sanitary ware, taps, final paint, cleaning and removal. When line items are missing from the specification it becomes very hard to compare quotes, and surprises appear during the works.
At reformasmalaga.net we deliver complete renovations as a turnkey service with technical project, site direction and final documentation. The client signs a single contract with per-item prices, a milestone calendar and a specification memorandum, and receives at completion the installation certificates, the waste-removal certificates and the written warranty on the executed works.
Before requesting quotes it helps to pin down three blocks: which layout changes are wanted (opening the kitchen onto the living area, repurposing a corridor, redistributing bedrooms), which level of new installations is needed (full replacement or partial renewal) and which level of finishes is desired (mid, mid-high, premium). Those three blocks drive about 80% of the final price.
If the property sits inside a building, the statutes are worth reviewing: approved working hours, lift use for materials, authorisation from the owners' meeting for façade or communal-area changes and the ten-year insurance of the building. In Málaga areas with heritage protection (BIC/PEPRI) or in landmark buildings, any intervention on protected elements requires specific technical reports and longer administrative timelines.

A complete renovation intervenes on the whole home (layout, installations and finishes). A partial renovation is limited to specific rooms (bathroom, kitchen) or to specific items (paint, floors) without touching the rest of the installations.
Whenever the works affect layout, structure or installations that require a licence. For works without structural changes the required documentation may be lighter, but the project is still useful to bound the quote and the specified quality.
